Do we have an HOA neighborhood portal to pay dues & submit change requests?
Yes we do! Simply go to https://lswpm.cincwebaxis.com/account/loginmodernthemes and register for access to find our resident portal where you can pay your yearly dues, see a directory of residents, read the community feed, find online forms for approvals and governing documents, and access & post photos to the gallery of the neighborhood. There is also an app available (titled Legacy Southwest Property Mgt) in the Google Play Store and Apple App Store.
Can I alter the outside of my residence without HOA approval?
No. You may only alter the outside of your residence after HOA approval. That includes (but not limited to) changing the items in your flowerbed, making landscaping changes to your front or back yard, adding covers to patios, extending patios, adding gutters, extending fences, hanging a garden hose to the outside of your house, etc. Basically a good rule of thumb is to remember for any outside changes you'll need to submit a change request and wait for approval from the HOA Architectural Committee. Can I decorate the outside of my residence without HOA approval?
No. You may decorate the outside of your house with written approval by the HOA Architectural Reviewer. Some examples of exterior decorations are windsocks, potted plants, and benches, name signs on tiles, hanging baskets, bird feeders, awnings, window sill bird feeders, yard gnomes, and clay frogs. Simply contact Ryan Smith to begin the process to get approval. Change requests can be submitted to him by emailing ryan@legacysouthwestpm.com.
Can I decorate for seasonal events like Halloween and during the holidays without HOA approval?
Absolutely. Just make sure to keep decorating within 30 days of the season or holiday (please don’t start before then) and remember to remove any and all decorations (including lights, lawn ornamentation, flags and banners, etc.) within 30 days after the applicable season or holiday.
What about political signs?
Can I place those outside without HOA approval? Yes. One sign for each candidate and/or ballot item is permitted in accordance with Section 202.009 of the Texas Property Code.
- Signs should not be displayed prior to the date (which is 90 days before the date) of the election to which the sign relates and make sure to remove them 10 days after the election date.
- Signs must be ground mounted and no larger than 4 feet by 6 feet.
- Signs shall not contain roofing, siding, paving materials, flora, one or more balloon lights, or any other similar building, landscaping, or nonstandard decorative component.
- Signs cannot contain language, graphics, or any display that would be offensive to the ordinary person.
- Signs cannot be accompanied by music, sounds, or by streamers that might be distracting to motorists.
Can I place (school) spirit signs in my yard without HOA approval?
Yes. Each residence may display up to two (2) spirit signs or other signs in support of athletic events and/or teams during the applicable sport season which are not otherwise consistent with the covenants, conditions and restrictions contained in our HOA agreement.
Can I fly the flag without HOA approval?
Yes. Each owner and Resident has the right to fly the flag on their Lot. The United States flag ("Old Glory") and/or the Texas state flag ("Lone Star Flag"), and/or an official or replica flag of any branch of the United States armed forces, may be displayed in a respectful manner on each Lot, subject to reasonable standards adopted by the Association for the height, size, illumination, location, and number of flagpoles, all in compliance with Section 202.012 of the Texas Property Code. All flag displays must comply with public flag laws. No other types of flags, pennants, banners, kites; or similar types of displays are permitted on a Lot if the display is visible from a Street or Common Area. Unless the Rules provide otherwise, a flag must be wall-mounted to the first-floor facade of the residence, and no in-ground flag pole is permitted on a Lot.
